Rates for The Villa
During the low and mid-season, Villa Monestevole 501 can be booked either as a full-house rental on a self-catering basis or by individual rooms with bed and breakfast service.
Full Villa Booking:
A full-villa booking includes exclusive access to four en-suite bedrooms, a fully equipped kitchen, indoor and outdoor dining areas, comfortable lounges, expansive terraces, landscaped gardens, and a private plunge pool—ideal for groups of up to eight guests, although this number can be expanded by the use of the cottages. Please contact you hosts to discuss options on this.
There is a minimum 4-night rental for the full villa.
All linens and towels are provided, including pool towels
Bookings of 7+ days will receive a 15% discount, by booking direct via this site.
There is a €100 cleaning fee per 7 days, for villa stays. This extra fee pays our cleaning team a living wage.

Jamie’s Cottage Booking Details:
Your booking includes exclusive use of Jamie’s Cottage, featuring a cosy bedroom, a fully equipped kitchen with a small indoor dining area, and access to outdoor lounges, a BBQ area, spacious terraces, and an above-ground pool for summer use.
The cottage is ideal for up to 2 guests. If your group is slightly larger, please contact us directly to discuss possible arrangements. Longer term rental for may also be available, please contact directly for options on long stay.
All linens and towels are provided, including pool towels.
The cottage has its own dedicated, complimentary internet connection.
Guest’s at Jamie’s Cottage enjoy a private and peaceful indoor and outdoor space all to themselves.
Entry is via the main gate of the villa.
There is a €75 cleaning fee per 7 days for guests who stay at Jamie’s Cottage.

General Notes on Fees & Bookings for all Accommodations:
Fees are collected at the time of booking and check-in.
When you book directly with the hosts, we collect 25% of the reservation fee at the time of the booking. This payment guarantees your booking.
Booking directly eliminates the extra costs charged by external booking companies.
Upon arrival, guests will have the choice to pay in their home currency or euros. Please note the exchange rate when considering the cost of the room.
We accept cash or credit/bank cards.
All our listed prices have been provided to most of the major booking sites, who then add their fees.
Note: Requesting extra amenities and services, or adding adventures, will determine the final price of your stay.
Cancellation Policy
If you cancel 90 to 61 days before your reservation, you’ll receive a 50% refund.
If you cancel 0 to 60 days before your reservation, you will receive no refund.
Note: We have no control over any cancellation fees that other booking sites may charge. Please be mindful of where you are booking if you’re not booking with us directly.
The Fine Print
Villa Monestevole 501 is the home of Stuart, Katrina, and Orfeus the Dalmatian. It is not a hotel with full-time staff. The owners live in the bottom portion of the villa (separated from the top two floors by a stairwell and a locked door). They have a separate villa entrance and exit.
The perimeter of and the entrance to the villa are gated. Guests must coordinate their initial arrival time with the owners to gain initial entrance onto the grounds.
Check-in time is from 3:00 PM (15:00) to 6:00 PM (18:00). Please make a request for a different time but these we guarantee.
Check-out time is 11:00 AM.
Quiet hours are from 11.00PM to 7:00 AM. Please be courteous to other guests if you are still active during these times.
Luggage storage is available at no extra charge.
If you’ve chosen a B&B stay, Breakfast is available from 8:00 AM to 9:30 AM. Breakfast is in the “Italian Self-Service” style.
Rooms do not have TVs or Air Conditioning. Large room fans are provided in the summer or when the temperature necessitates their use.
The Villa and Jamie’s Cottage are equipped with Free WIFI.
There are no parking fees
Neither Smoking nor vaping is permitted in guest rooms, anywhere within the villa or cottages or at the poolside, The villa balconiesare the deisgnated smoking areas. Guests who violate this rule will be charged a €300 special cleaning fee.
Smoking/vaping is allowed in designated outdoor areas only, which do not include the plunge pool area.
To ensure the safety and well-being of all our guests, we reserve the right to decline alcohol to any guest who appears visibly impaired or may become impaired with another drink.
Our Dalmatian, Orfeus, lives on the premises. He is gentle and shy but will most assuredly bark upon your arrival and departure.
Villa Monestevole 501 is not wheelchair accessible and currently will not accommodate children under the age of 12.
